The tune-up that keeps you off the emergency list.
Seasonal furnace and AC tune-ups, plus heat pump and ductless maintenance, for homes and businesses throughout Sonora and Tuolumne County. We find and fix small problems before they become emergencies and tell you what can wait.

Most of the no-heat and no-AC calls we run trace back to systems that were never serviced. Breakdowns usually happen because a system was not maintained. In the foothills that matters: furnaces here work hard from November through March, and air conditioners grind through 100-degree summers. A $200 tune-up is low-cost insurance against a mid-January failure, and far less expensive than an emergency repair on the coldest night of the year.
We service Bryant and most major brands, including furnaces, air conditioners, heat pumps, and ductless mini-splits. No contract is required for a tune-up, and you get honest findings in plain language: what is in good shape, what is wearing, and what can safely wait. For new equipment, we recommend and install Bryant as a factory-authorized dealer. See our full Bryant lineup →Schedule before the first cold snap, not after. We test the safety controls and clean the parts that tend to fail first.
Catch spring problems before the first heat wave.
Heat pumps run year-round, so annual service matters even more. Ideally we see them twice a year.
Keep tenants comfortable and equipment on a plan. We tailor a schedule to your building and your lease obligations.
Furnace in fall, AC in spring. Here is exactly what we inspect, test, and clean on each visit.

Here's what to expect when you call J. Hart.
We book fall furnace and spring AC visits around your schedule. One call can put both on the calendar for the year.
We test, measure, and clean rather than just eyeball the system. Every visit follows our maintenance checklist so nothing gets skipped.
You get a plain-language rundown of what is good, what is wearing, and what can wait. Any repair gets a written price before we touch it.
Filters, sensors, and minor adjustments are handled during the visit where we can, so a tune-up often leaves your system running better the same day.
A tune-up is testing and measurement, not a filter change with a sticker on it. Here's what that means.
What's Included
We record the temperature split across the coil, verify the refrigerant charge, and check amp draws on motors and compressors. That is how we catch a part that is drifting before it quits, instead of finding out on the coldest or hottest day of the year.
We report what we find and let you decide. No scare tactics, no invented repairs.
Annual maintenance starts at $200 per system, and any repair we recommend gets a written price first.

Furnace visits fill up in October and AC visits in May, so it pays to schedule ahead of the season. One call can put both your spring and fall tune-ups on the calendar.
Once a year per system: a furnace tune-up in the fall and an AC tune-up in the spring. Heat pumps ideally get serviced twice a year because they run in both the heating and cooling seasons.
We test, measure, and clean rather than just eyeball the system. A furnace visit covers the heat exchanger, ignition and safety controls, burners, venting, and airflow. An AC visit covers the condenser coil, refrigerant charge, capacitors and contactors, the condensate drain, and the temperature split across the coil.
Annual maintenance starts at $200 per system. That is a scheduled tune-up, which is a different thing from our $185 flat-fee service call (within 30 minutes of Sonora). The service call is our repair diagnostic, for when something is already broken and needs to be found and fixed (which proper maintenance helps prevent).
It prevents the most common failures and catches wear early, which is why we recommend it. Nothing prevents every breakdown, but a tune-up finds the worn igniters, weak capacitors, dirty coils, and low refrigerant that cause most no-heat and no-AC calls.
Every 1–3 months depending on the filter type, whether you have pets, and how much you run the system. A clean filter is the single easiest thing you can do to prevent problems.
We service most major brands. For new installations, we recommend and install Bryant equipment as a factory-authorized dealer.
We give you a written price before any repair work begins. Small fixes are often handled on the spot, bigger repairs are covered on our HVAC Repair page, and if a system is near the end of its life we will tell you honestly and point you to replacement options.
Our service area covers Sonora, Twain Harte, Columbia, Jamestown, Tuolumne, Mi-Wuk Village, Pinecrest, Groveland, Chinese Camp, Don Pedro, Sierra Village, Angels Camp, and surrounding communities across Tuolumne County and Calaveras County.
